Health Care project A:-

  • Total M&E service package worth £12.6m
  • Number of instance of access doors 6000 with a ratio of 23 % approx having some issue or another with clear access due to obstructions of other ‘in-void’ services, fixings, insulation, etc.. (not ceiling access related)
  • Project manager believes issue is that the detail of what actually is procured regarding equipment is incorporated in the model.
  • Location of access doors to In line equipment like Fire Dampers & Smoke Dampers that requires intrusive space for access not considered fully (Motorised Dampers the worst case)
  • Coordination of Access Doors in ceilings and relationship to Access in Duct would be useful but more critical is to Valves, Fused Spurs, Reset Switches, actuators, etc.
  • Other points raised – No one considers the connection between actuator and probe on Damper as this requires more detailed modelling, and access to connection to spur.

Health Care project B:-

  • Total Ductwork package £330k
  • Number of instance of access doors 2000 with a ratio of 25 % approx having some issue or another with clear access due to obstructions of other ‘in-void’ services, fixings, insulation, etc.. (not ceiling access related)
  • The doors can be split in two types access doors for inline equipment and cleaning doors (ratio normally 60/40) that are required every 10m & changes of direction. Due to the risk of obstructions ductwork fabricator decided to cut-in ‘cleaning doors’ on site after other service installed, this number of instance was 1500 which was more costly than having manufactured in the factory, but out weighted risk of obstruction and snagging issue on site.
  • These figures do not include issues with lack of Coordination of Access Doors in ceilings and relationship to Access in Duct.
